How to get a permit for - a standalone garage

Step 1: Zoning Approvals, Site Plan, and Elevation Plan Submission

Before applying for a building permit, we must check your local zoning bylaws to ensure the planned garage complies with regulations. Zoning requirements dictate factors such as setback distances from property lines, height restrictions, and allowable lot coverage.

We will need to submit a site plan and elevation plans for the zoning approval,

which include:

  • Property boundaries and dimensions

  • Location of existing structures (house, sheds, fences, etc.)

  • Proposed garage placement with setbacks from property lines

  • Driveway access

  • Drainage considerations to ensure proper water runoff

  • Front, side, and rear elevations

  • Roof slope and overhangs

  • Door and window placements

  • Exterior material details

We can proceed to the structural submission once the site and elevation plans are reviewed and approved.

Step 2: Structural Plans Submission and Approval

The structural drawings focus on ensuring it meets engineering standards and building codes. These include:

  • Foundation details – Thickness and reinforcement of the concrete slab

  • Wall framing – Stud size, spacing, and bracing

  • Roof structure – Truss or rafter specifications, including snow load capacity

  • Anchoring methods – Connections between walls and foundation

The structural plans must demonstrate that the garage can withstand loads from walls, roof, and environmental conditions like snow accumulation. A structural engineer may need to certify that:

  • The foundation can support the weight of the garage

  • The roof framing is designed for snow load requirements in your region

  • Wind resistance measures are incorporated

Once your drawings and load calculations are approved, the city will issue your building permit.

Step 3: Inspections and Final Approval

After receiving your permit, construction can begin. Throughout the process, you or the contractor must contact and engage municipal inspectors to verify compliance at key stages:

  • Foundation inspection before pouring concrete

  • Framing inspection to confirm structural integrity

  • Final inspection to approve completion before use
